The “myth” about residential property management

The traditional process of how a property management company works is:

  1. Collect rents then hold them until all rent payments are completed and deposited into the TRUST account.  That’s the law when collecting other people’s money. 
  2. Release the rents to the property owner by the 10th or 12th of each month along with the monthly statement showing repair expenses as well as the fairly large management fee+ show income from the check.
  3. Handle repair requests then notify the owner by email or owner’s portal.  Reach out to the repair person (vendor) and coordinate with the tenant to take care of the repair.  

The myth here is that the manager must collect the rents and deliver them to the owner – usually by check or can be on-line.  That’s unnecessary!  I instruct the tenant to send the rent check directly to you either by bank check or on-line and on the 1st!  You never have to deal with the tenant unless you want to.  You tell me if the rent is late.  I take it from there.
